Moving In and Closing the Deal

Final Walk-Through Inspection

Before the transaction is finalized, you will conduct a final walk-through of the property — typically the day before or the morning of closing. At this stage, all contingencies in the Purchase Agreement should be satisfied and the seller's belongings fully removed. This is your last opportunity to confirm the property is in the agreed-upon condition before you sign.

Closing Day

When the final inspection is complete and everything is in order, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which details and certifies all financial transactions involved in the deal. You will sign your loan documents and deposit the remaining balance of your down payment and closing costs into escrow.

Funds can be delivered via:

  • Certified bank check in the amount specified in the settlement statement
  • Electronic wire transfer to the escrow account

Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office — and you will officially take ownership of your property.
