In order to qualify to rent any of our properties, each applicant must submit an application filled out in full and signed. There is a $45 nonrefundable application fee (no personal checks accepted) per application. STONES RIVER DOES NOT ACCEPT CREDIT CARDS OR DEBIT CARDS OF ANY KIND. We will process your information and determine approval based on the following:

Monthly income of at least 3x the rental amount
Good rental history
Beacon credit score of at least 550 or higher (each applicant must have record of consecutive on-time payments)
No previous evictions or debts owed to a landlord/management company
No felonies
Permanent employment (no temporary employment)

Once approved, a deposit must be submitted to the office in the form of cashier's check or money order to hold the property for 10 days. After 10 days, the applicant must sign the lease and begin paying rent to secure the property.

All rent payments are due on the first of the month. The rent is considered late if SRPM does not receive the rental amount by the end of the FIFTH day. If payment is not received in full by the fifth, then a 10% late charge will be applied to your account. All payments must be submitted by either money order or cashier's check. Please remember that if you mail a payment, we must receive it by the fifth to avoid the late charge. You can mail your payments to:
